Mould Inspection

In a humid country like Singapore, residential and commercial properties of any shape and size are not spared from the risks of mould infestation. If left to their own devices, a mould infestation will not only cause structural damage to the property but also pose serious health risks to its tenants. This is where mould inspection services come in to maintain a healthy indoor environment and prevent you from breaking the bank for repairs.

At TYCHE Enviro, we provide mould inspection services for your homes or offices, where our professional mould removal specialists will: thoroughly detect hidden mould and find the source of its growth, assess the severity of the issue, and lastly, provide mould testing and removal services to ensure your property is healthy and mould-free.

Mould Inspection Process

Consultation

Before we begin inspecting your property for mould, we will have a detailed consultation with you, during which our mould removal specialists will discuss various aspects regarding the suspected mould infestation in your property. This consultation will help us diagnose the problem as accurately as possible as they execute the mould inspection.

Here are examples of questions you can expect from our specialists:

  • Are you aware of what mould and moisture issues look like?
  • Are there any specific areas in your property that exude an unpleasant smell?
  • How long have you detected this mould growth?
  • Has your property had any water damage or been flooded?
  • Has anyone on this property shown allergic reactions that could have been caused by mould lately?

Let our specialists know if you have any other information that may be helpful and useful for the mould inspection process later.

Inspection

Our experienced mould removal specialists will inspect your property carefully and meticulously, identifying the areas affected by mould infestation and ruling out the underlying causes for a more effective and permanent solution to inhibit future mould growth. We employ several methods to inspect your property for signs of mould growth.

Visual Inspection

Our specialists will inspect “hotspots” of mould growth—walls, ceilings, basements, bathrooms, kitchens—and any areas with poor ventilation and potential water leaks. We will typically use torchlights to look for telltale signs of mould growth, but we do require specialised mould detection equipment, such as moisture meters and infrared cameras, to accurately measure the moisture levels behind walls, under flooring, or within wood frames, furniture, and other porous surfaces.

Air and Surface Sampling

Our specialists will take samples from mould-affected areas, both in the air and on various surfaces, to determine the type and concentration of mould and its spores present in and around your property.

When collecting air samples, we deploy an air pump to force a specific quantity of air from different locations on your property through a sampler, which then pushes the air into a collection device. For surface sampling, we take a sterile swab or tape lift to collect samples on any surface, including areas we suspect have mould growth or places that do have visible signs of mould growth.

With these collected samples in hand, we will send them to a laboratory for proper identification and analysis, which will help inform us of how to treat the affected areas thoroughly.

Mould Testing

Mould testing provides further clarity than a typical mould inspection as it not only provides information on the severity of the mould infestation in your property but also helps identify the type and source of mould.

The most common mould testing method that is carried out in laboratories is called the Environmental Relative Moldiness Index (ERMI) test, which involves the analysis of the DNA from the collected air or surface mould samples. This test will compare the concentration of the mould samples collected from your property to the ERMI’s scale, with mould index levels classified below:

  • Low relative mould index: ≤-4 – meaning there is an unlikely chance of mould growth in your property.
  • Moderate relative mould index: >-4 to 0 and > 0 to ≤ +5 – this range indicates there is mould growth in your property.
  • High relative mould index: >+5 to +20 – meaning further investigation is required to determine the source of mould growth in your property.

Note that our air and surface sampling and mould testing services are available at extra cost for a more in-depth check across your property. Both services can help uncover hidden mould growths in and around your property and ensure no mould traces will be left once we complete the mould removal process.

Detailed Mould Inspection Report

As a conclusion to the inspection process, you will be presented with a detailed mould inspection report on our specialists’ findings. This report will include the areas of your property that have been assessed, the extent of mould growth in affected areas, and advice on how to regulate humidity levels in your property to prevent future mould growth.

Mould Removal and Remediation

After our specialists have completed the inspection process, they will recommend the subsequent services to properly and effectively remove mould from your home. We will provide a comprehensive quotation and explain our mould removal services to ensure you understand the cost behind each remediation service in eliminating and treating mould-infested areas. Worry not; we do not include hidden fees for our mould removal services and can provide an itemised invoice if you desire.

Moulds Grow Where and How

Frequently Asked Questions (FAQ)

How do I know if there is mould on my property?

You can detect several signs of mould growth on your property, with the more apparent signs being your walls having dark spots, cracks and bubbling; a musty and unpleasant smell; and the triggering of allergic reactions like skin irritation and itchy throat. If you detect any of these signs, contact a professional mould removal specialist to promptly remove the mould in your property.

How often should I get a mould inspection for my house?

With Singapore’s high humidity levels, we typically recommend a mould inspection be performed once a year, but the frequency of an inspection may vary for a number of reasons. For example, if your property is relatively old and has had previous mould issues, you may need to get a mould inspection every six months to ensure it remains mould-free.

How long does TYCHE Enviro’s mould inspection take?

We usually only require a few hours of your time, but that may still vary depending on several factors, such as the size and complexity of your property and the severity of mould growth. The bigger the property is, or the more mould that needs treatment, the longer it will take to complete a thorough inspection. You can still perform your regular daily activities from your home as we will take steps to avoid interfering with your daily life unless absolutely necessary.
